Frequently Asked Questions 1. Is this program right for me? YES! You have the control and option to choose as much or as little assistance that you need to accomplish your goals. WebHomeListing.com, Inc gives you that flexibility. 2. Some discount companies advertise "Full Service" at a reduced rate. Do you? WebHomeListing.com, Inc has a policy of being up front and transparent with services and fees. Many companies "over promise and under deliver". Most companies need a high volume of listings at reduced price to stay in business which tends to generate "quantity not quality". The result is that most agents/brokers never provide "full" service but still get the full commission. They are using this "Lowered Bar" to call their service "Full Service". We are up front with you and give you the flexibility to save more by picking and choosing the services you may need or want and those you don't. 3. Is it possible to be a "For Sale by Owner" (FSBO) and still be on the MLS systems? Yes but you need to know that ANY listing in either FMLS or GAMLS is done so through a written listing agreement with a licensed brokerage firm that is a "member" of said Listing Companies. Some discount companies call themselves "advertising" services or a FSBO listing service, but if they put your listing in either MLS or FMLS system, they ARE required to be a licensed Broker in Georgia and any representation to the contrary is misleading the public. WebHomeListing.com, Inc does not play games with semantics. Membership in the MLS companies is a major operating expenditure for real estate brokerage firms whether they be "full service" or "flat fee" or "discount" firms. Many flat fee and discount firms only belong to the less expensive local MLS. WebHomeListing.com, Inc belongs to both to maximize your properties exposure. 4. Can I use a combination lockbox to save some money? Not From Us! The RISK is way to high! Although many discount companies may use these cheaper less secure lockboxes it is the policy of WebHomeListing.com, Inc to provide the Supra lockboxes used by the MLS's. This gives us and you the security of knowing the day, date, time and identity of the agent, appraiser, photographer or inspector that enters the property with tracking and feedback capabilities. WebHomeListing.com, Inc will NOT assume the risk of a combination lockbox on any of our listings. You may buy and use a combination lockbox from a hardware store or home center if want to assume that risk yourself.
5. Can I leave my FSBO sign up? Not a good idea. It is misleading to the public and technically inaccurate to have conflicting signage. It is the policy of WebHomeListing.com, Inc to portray a professional image to the co-op agents and their clients to get more showings. You are far more likely to sell through one of the 44,000+ co-op agents than an individual looking for a FSBO!
6. What happens if I want full service? By the time you elect for the sign, MLS Lockbox, and a photo tour you are above a service level provided by most full service companies. The photo tour is through our in house professional photography service. Open houses, agent caravans, newspaper ads and the free real estate books handed out at stores is an old and poor use of marketing that is last century real estate and it just Does Not Work with today's tech savvy buyers. Advice and marketing strategy given to you by seasoned and experienced brokers who know this business in detail upon listing translates into more efficient use of time and enhances your bottom line.
7. What other costs are involved? WebHomeListing.com, Inc is up front about disclosure of fees. Many discount companies only disclose additional fees during a high pressure listing appointment. webhomelisting.com charges a basic fee of $399, plus any upgraded option packages that you select. and a $499 Closing Fee. A co-op fee of 3% (paid at closing) is strongly recommended to provide incentive for any co-op selling agent involved in the transaction. A First Multiple Listing Service (FMLS) fee of .12% of the sale price is also required at closing. For any option packages refer to the menu provided.
8. What is the most important thing I need to do to sell my house? Price it Right! You have heard the old saying about the 3 most important things that effect real estate value Location, Location and Location. Well, the 3 most important things in selling real estate is Price, Price and Price! Other than cosmetic appearance and structural soundness this element is the only thing you can control.
9. What areas do you serve? We cover the entire greater Atlanta area including ALL of North Georgia that is covered by either FMLS or GAMLS. GAMLS is aggressively expanding to a state wide MLS system and is adding areas frequently. GAMLS covers the entire greater Atlanta area plus the entire I-85 corridor in Georgia including the lake properties on the Georgia side of Lakes Hartwell and West Point. They also cover The I-75 corridor from Macon to Cartersville. Other cities covered are Milledgeville, St Marys, Statesboro, Rome and many other smaller cities.
